Fans of Only Fools and Horses have been left guessing the value of Del’s flat as a viewer was inspired after watching one of the show’s most well-known episodes.
The first episode of the show’s sixth series saw Del Boy, played by Sir David Jason, wish to buy the three-bed flat that he and young brother Rodney lived in. He had hoped to eventually sell the flat itself for a quick bit of money, but plans were stalled when he met a posh woman named Cassandra on a date.
Having charmed Cassandra, the pair ditch the Nag’s Head pub in favour of a wine bar. She offers to drop Del Boy home, but he pretends to live at the lavish lodgings of King’s Avenue and proceeds to break into a home as she drives away.

The episode, entitled ‘Yuppy Love’, was released on January 8, 1989 and was the first episode to be extended from its usual run-time of 35 minutes to 50. On its first broadcast, the episode brought in nearly 14 million viewers and became one of the most well-known episodes of the show.
One fan watching the episode was left wondering on the cost of the flat nowadays, had the sale gone ahead. Taking to social media, they said: “Just watching the episode where Del planned to buy and sell the flat, saying property prices were booming.”
The user continued: “How much do we think the flat would be worth if he was selling in 2023? I don’t know much about areas near London, but I imagine it would be expensive.”
They later updated their original post, asking how much the houses on the lavish street of King’s Avenue would be going for. Guessing their value, they added: “Del said three quarters of a million, maybe more at the time.”
Fellow fans of the show gave their theories on the potential value of Del Boy’s property. One eagle-eyed viewer gave an educated guess: “It has a lot going for it: 15 minutes from the motorway, 15 minutes from the West End and 15 minutes from the ground.”
A second user did their own research on the area where the sitcom was filmed to get a more conclusive estimate. They wrote: “The cheapest 3 bed flat within 1 mile of Peckham on Right Move at the moment is £300k,” which was then bumped up to half a million by the user, when another fan pointed out the flat had a balcony that was rarely seen.
Whilst a third viewer speculated: “Just think what that lovely 3-bedroom bungalow with a garden would have been worth, eh? The only ones currently on Rightmove are asking from £750K (2 bed) to £1m (4 bed) – blimey.”
